What to Expect on Inspection Day I'll carefully point out details that may need your attention in the future.

Generally, I begin by carefully taking a look at the exterior of the property.  All exterior features of the property will be inspected including driveways, drainage systems, and fencing.  The entire roof will be inspected along with chimneys, skylights, vent pipes and any other equipment mounted there.

Next is the interior. I usually work through the building in a logical sequence, one room at a time and one floor at a time.  All general wall and floor finish conditions will be noted throughout the building.  Appliances and bath fixtures will all be tested as will all electrical and telephone outlets. 

Once the detailed interior and exterior checks are completed, I'll perform an exhaustive evaluation of the plumbing, electrical, and heating/cooling systems of the property. 

Finally, I'll perform any insect inspections, mold, or water quality testing you may have ordered.  Then I'll prepare your report and discuss it with you.  The entire inspection should take no longer than four hours.  Most are less than three.  However, situations vary with each property.  If the home is large or is known to be in disrepair, it's best to allow extra time.

I pay attention to the details and document them in the report.  Even commonly overlooked items such as improper caulking.I Encourage You to Participate in the Inspection Process.

  It's a great opportunity to learn about your property and its features.  During the inspection, I will answer any questions you have.  You'll be surprised at what you learn and being present for the inspection will help you visualize all the items in the report.  If you have specific concerns about the property, be sure to mention them to me.

There Are No Perfect Homes, But Most Are Good Values.

As you prepare for the inspection, be aware that there really is no property that is perfect and problem free.  Most people are surprised to know that even new homes have some problems. 

With that in mind, I will take care to help you keep things in perspective.  The best features of a property almost always outweigh the problems.  The key is to completely understand the property.  And I'm trained to see that you receive all the information and knowledge you need to make a wise decision.
